Del Webb - Sun City Carolina Lakes. A 55 + active adult community. 

Sun City Carolina Lakes rests on 1,200-acres of rolling, green forests filled with pine, maple, oak, and purple plum trees, and includes 10 pristine lakes, just over the state line in South Carolina, near Charlotte. The community offers a lifestyle that will cater to a variety of tastes and preferences. The resort-style amenities includes a 40,000 square-foot Recreational Center that overlooks a large sparkling lake and includes a state-of-the-art fitness center, an indoor lap pool, an indoor walking track, a ballroom, billiard room and numerous classrooms where clubs can meet. Clubs range from personal investing, to fine art, to woodworking.

This has been the fastest growing community in the Charlotte area for the last two years! Sales have continued to be brisk even during the current slow economic environment. 

The Sun City Carolina Lakes housing community, 25 miles south of Charlotte, N.C., will eventually have 3,500 homes. This South Carolina community also includes a golf course, a state of the art fitness center, walking trails, and kayaking and canoeing clubs.

There's just one drawback: You can't buy a home there unless one member of your household is 55 or older. And no residents under 19 are allowed.

But don't think that will slow sales for a minute. With 77 million baby boomers--more than a quarter of the U.S. population--nearing retirement, and many of them looking toward 20 or more years of expected leisure, so-called active-adult communities are the hottest sector of the housing market.

Affluent. "Demographics scream that this is the place to be for the next 20 years or so," says Fitch Ratings' home-building analyst Bob Curran. "People of potential retirement age and of good health" is how David Parker, president of real-estate consulting firm Parker & Associates, defines active adults. He says there are three principal things to know about this group: "There are a hell of a lot of them, they have more money than any similar age group in history, and their affluence only increases," as boomers may inherit $5 trillion or more.

Also, they love to spend money, says Parker. So it's no surprise that every major builder is designing a community for them. Pulte Homes, the largest builder of active-adult homes through its Del Webb subsidiary, now has 42 such communities open for sale, with 100 more planned. The trend won't even peak until about 2017, says David Schreiner, vice president of active-adult business development for Pulte.

"These are not the same people the retirement community industry catered to 15 or 20 years ago," says Parker. The average Del Webb homebuyer is 62 and, says Schreiner, tends to be a savvy customer, well aware of a home's role in one's financial future.

That said, buyers may have to settle for less space. "Unfortunately, they find that a smaller house in an active-adult community is the same price as the larger house they sold," says Parker. That's because the prices of new homes have outpaced those of existing homes. And of course there are the amenities. Did your last home come with a fitness center? -Matthew Benjamin

Charlotte, North Carolina retirement living, amidst the hustle and bustle of commerce, may appear at first glance to be an afterthought. But the Charlotte area has much to offer those who want to be in the urban action, but near some of the most scenic and popular resort destinations in the U.S.

Travel a few hours west of Charlotte and you are in the Blue Ridge Mountains. Go east and you reach the Atlantic coast with its soothing, unspoiled islands and unique history. Want to play in the surf or deep sea fish? Head to the ocean. Want to play some of the nation's most challenging golf courses? Many are within a day's drive of Charlotte.  And, while Charlotte itself cannot rival such natural beauty as the mountains or the coast, activities are plentiful partly due to the large number of church-affiliated organizations. 

The Charlotte-Mecklenburg Senior Center serves as a resource center for the city. Through its beautiful main office on Tyvola Road and several satellite sites, the Senior Center is a hotspot for bridge, line dancing, seminars, oil painting classes parties, volunteerism, computer classes, "Big Band" events and the like. There is never a dull moment at the Senior Center. 

 

The University of North Carolina-Charlotte or Central Piedmont Community College both offer tuition-free classes for seniors. And many area attractions offer reduced rates to older adults.

The Charlotte atmosphere is business, business and more business, so those seniors wanting to continue to work full or part-time should find no problem latching onto a position in Charlotte. Those with entrepreneurial aspirations will also find Charlotte as one of the most open-minded markets in America.

 

Those simply wanting to relax, soak up the local culture, live in a moderate climate and perhaps do some traveling will find Charlotte to be a wonderful East Coast base. The Carolinas are so diverse and historic and Charlotte is at the center of both Carolinas. While Charlotte is a city on the move, economically, there are plenty of opportunities for retirees to find fun and fulfillment.

NC Property Tax Homestead Exclusion

The greater of $20,000, or fifty percent of the appraised value of real property owned by a North Carolina resident and occupied by the owner as his or her permanent residence is excluded from the taxpayer's assessment, if the following requirements are met:

  1. The owner is 65 years of age or older or is totally and permanently disabled.
  2. The disposable income of the owner did not exceed $18,800 for calendar year 2003 if applying in 2004, or $19,200 for calendar year 2004 if applying in 2005. The income eligibility limit is adjusted each year by the social security cost-of-living adjustment. The disposable income limit amount includes all moneys received plus the disposable income of the applicant's spouse if they reside together.
  3. The owner completes the required application in a timely manner and the assessor approves it.

Disabled Veterans

The first $38,000 in assessed value of housing together with the necessary land therefor, owned and used as a residence by a disabled veteran who receives benefits under 38 U.S.C. 2101.A motor vehicle owned by a disabled veteran (as defined in 38 U.S.C. 101(2)) that is altered with special equipment to accommodate a service-connected disability as provided in 38 U.S.C. 3901

 

South Carolina Homestead Exemption

For homeowners 65 and older, the state's homestead exemption allows the first $50,000 of their property's fair market value to be exempt from local property taxes.  South Carolina imposes a casual excise tax of 5% on the fair market value of all motor vehicles, motorcycles, boats, motors and airplanes transferred between individuals.
